If you have decided to develop a rental investment portfolio you have more than likely already been looking at the real estate market to see what it offers. Purchasing a property for investment does require a different buying strategy than it does when you purchase a property for the family to live in.

There are a number of ways for a property investor to make money in the real estate market and this needs to be one of the first criteria addressed when looking to invest because each end result will need a different buying strategy at the outset.

Investment properties that are rented have an income and they also have expenses. When the expenses of a rental property are more than the income of the property the property is said to be 'negatively geared' or 'negative cash flow'. If the income of the property is higher than the expenses of the property and the property is running in profit then the property is said to be 'positively geared' or in 'positive cash flow'.

Profits from a positively geared property are tax deductable.

Buying and renovating

If this is your goal then consideration needs to be given to the type of property that you purchase and also how you are going to fund renovations. If an investment property is bought with the intention of renting it out, then consideration needs to be given to the fact that when it is being renovated and not rented, this will 'cost' in the sense that it will not be bringing in income during the renovation period so the mortgage repayments for this period also need to be funded.

Properties for this type of investing need to be carefully assessed so that they are not overcapitalized and that there are no surprises in costs when the renovation takes place. Costing renovations correctly is very important for the success of the project.

With these different scenarios available when developing a rental property portfolio you can see how you need to have a clear picture at the very beginning as to how you will build your investment portfolio. A High Pressure Blowers In Series System by Canada Blower

Canada Blower Co. has introduced lately blowers-in-series high pressure systems to achieve static pressure, previously unachievable by single stage centrifugal blowers.

Series and parallel connected blower installations are often used to meet performance ranges beyond normal single stage blower capacities. For systems that require high ststic pressure, and especially high pressure TOGETHER with high temperature (where standard multi stage, positive displacement, screw, or regenerative type blowers can not be used) series of single stage centrifugal blowers can be used. Many times additional blower in the system can be advantageous. For instance, where two blowers are operating in series and one breaks down, the other may be able to "limp" the system along while the necessary maintenance is performed. Having on blower continue in operation can often allow limited production while the other is being repaired. Also, there are cases where having one blower continue in operation could prevent or at least minimize system or equipment damage from such things as high temperature ot contaminated airstreams.

Another advantage of blowers in series is that of the availbale space. If system must be expanded and increaases the CFM requirements, the allotted space for the original blower may not be large enough for a single large blower, but might be large enough to istall two smaller blowers in series to obtain the necessary pressure.

One potentail advatage for series operation is the likehood of initial cost savings. Although each case must be evaluated individually, it is often more economical to select two "smaller" blowers with their respectice smaller motors and drives than to select one "larger" blower to do the job.

Series connected blowers are those which have the outlet of the one blower exhausting into the inlet of another blower. By connecting blowersa in such a manner, high static pressures can be attained. This is accomplished as the second blower adds its pressure capability to the system, increasing the capacity beyond the capabilities of the first blower.

Ideally, two identical blowers installed in series would result in the same CFM at the outlet of the second blower as the inlet of the first one, and nearly twice the static pressure as that rated for either blower alone. However, some variation will result in both air flow and combined pressure because of the tendency of air to compress under pressure. A good understanding of how atnoshperic pressure and absolute temperature affect density is required. Both of these factors are involved in the proper selection of blowers. Density is directly proportional to atmospheric pressure and is inversely proportional to absolute temperature (degrees Rankine).

Caution is necessary in selecting blowers for series installtion. It is generally accepted that most pre-engineered blowers are capable of withstanding twice their catalog rated static pressure. In other words, where two blowers are installed in series the second blower housing should withstand the higher pressure. There is, however, a need for concern when the combined pressure exceeds twice the rated static pressure for one blower. In series applications involving three or more blowers, or in any system in which positive or negative pressure exists prior to the consideration of the blowers, special housing reinforcement may be necessary.

Oasis HK gives away 1,000 Tickets Booked Online


Oasis HK Airlines starts the air ticket sales of direct flight between Vancouver and HK at 8 am on Tuesday. It sets the record low price by offering one-way economy class ticket as low as $299 and business class ticket at $1,399. As part of the launch promotion, the company also announces to give away first 1,000 air tickets booked on line.

Raymond Lee, founder and chairman of the airline, met the media together with his wife. The airline was established in October 2006, with only one route in service, directly flying between London and HK. The Vancouver service is the airline’s second route. Its first fight will take off on June 28. It will be a daily service, except for Wednesdays. The airline now uses Boeing 747-400 passenger planes. The airline promise the low price of the air tickets will stay the same throughout a year, with no peak or low season.

Plan to launch direct service to San Francisco first, by the end of this year.

Raymond Lee indicated Vancouver is recognized as the first stop for the airline to get into the North American market because of the ADS talk between Chinese and Canadian governments and it as a gateway to Pacific region for North America. Toronto is also one of the destinations they consider to offer direct service but the present plan is to first enter SF in the US by the end of this year.

Mrs. Lee indicated it is perfect match for the two beautiful cities to be connected by this service. She believes this will increase the travel volume and make HK as the most preferable destination for people in Vancouver. She also intends to expand the market to academic exchange activities for youth training programs as high air ticket fare may deprive some people of the opportunity to see the world.

Since the launch of OHK London/HK service, air travel volume between the two cities is reported to have gone up by 30.

Vancouver route is expected to break even after half a year.

Raymond Lee indicates Vancouver-HK service is expected to break even on cash flow within 12 to 15 months by a conservative estimate. The airline plans to add 12 to 15 new destinations over the next five years and will increase the number of airplanes from five to 25.

The airline is currently approved by the Canadian government to sell air tickets only, pending a license to fly. Mrs. Lee indicated it is not a problem at all and added that the Vancouver-HK flight also needs to fly over Russia and the proper application is completed. The previous London flight delay for two hours would not repeat if there was not any change.

For business class passengers, the airline offers buy one get one free up to the end of October as part of the celebration of Canadian service launch.

Bus Charter Trips Are Green Mode of Transportation



As the price of gasoline and diesel continues to rise, people are looking for an alternative to driving long distances to an event in the family car. One alternative is to take the bus.



Let's crunch the numbers. A recent study by Nathan Associates, a research firm based in Arlington, Virginia, found that a motorcoach or bus charter is the most fuel-efficient mode of transportation in the U.S. The study shows that motorcoaches offer 148.4 passenger miles per gallon of fuel. Other modes of transportation do not compete. The same study shows that passenger miles per gallon of intercity trains is 74.1, air carriers achieve a figure of 40.9 and the passenger automobile is 35.4.



Moreover, the number one people mover is motorcoach or bus charter transportation. For example, a 2000 study by R.L. Banks & Associates showed that motorcoaches carried 863,000,000 passengers in the United States and Canada in 1999. In the United States alone it has been reported that about 774,000,000 were carried by motorcoaches. It has been reported that motorcoaches or bus charters carry one-fourth more passengers than the airlines and two times more than Amtrak and commuter rail lines combined.



And the motorcoach or bus charter industry has steadily improved on its fuel economy through the years. In 2004, consumption of fuel per passenger mile was 5.3 percent lower than the average from 1992 through 2004. And, although the air carriers industry witnessed the best reduction of fuel consumption per passenger mile (6.6 percent), it still consumed three times more fuel per passenger mile as the motorcoach or bus charter industry in 2004.



In addition, bus charter transportation is more efficient as far as energy intensity is concerned. For example, in 2004 the motorcoach industry consumed 938 BTUs per passenger mile. Air carriers had a figure of 3,341; passenger cars were measured at 3,527; and intercity passenger trains achieved 2,134 BTUs per passenger mile.



It has also been discovered that driving habits can account for a fuel savings of as much as 30 percent. And bus charter companies diligently train their drivers and no doubt teach them the best driving habits that not only assure safety but also helps to conserve on fuel.



In addition, technologies are constantly improving things. For example, there is more use of six speed automatic transmissions with a second overdrive that helps with fuel efficiency.

Motorcoaches used on charter bus trips for many companies include GPS technology which helps to control unnecessary idling and the company can also monitor the speed and braking patterns of the driver. This helps conserve on tire wear and fuel economy.



It is also said that a motorcoach can replace as many as 55 vehicles from the highway; produce less carbon emissions than a passenger car and helps to reduce carbon dioxide because it replaces so many vehicles from being on the road.

• Since 2006 motorcoaches use ultra low sulphur diesel fuel which nearly eliminates sulphur emissions.

• As more coaches with new engines introduced in 2007 that burn the low sulphur diesel fuel appear, 90 percent of black smoke will be eliminated.

• A study done by Transport Canada indicated that motorcoaches emit less greenhouse gases than trains, airplanes and automobiles.

• More and more motorcoaches are using biodiesel.

• Motorcoaches reduce congestion and pollution by taking more than 425 million cars off the road each year.

• A study by the American Bus Association shows that motorcoaches have a fuel efficiency of 32.5 miles per gallon. Passenger cars average 27.7 mpg.

• If a motorcoach is used to travel the average 12,500 miles a year the average automobile travels, then carbon dioxide emissions will be reduced by 4.3 tons per car per year.

• Carbon dioxide emissions are reduced an average 85 percent per passenger mile for every person who chooses to travel by motorcoach instead of driving alone.

• Diesel motorcoaches used today are more than 98 percent cleaner as far as emissions are concerned than the diesels used in the 1980s.





The Future



And the motorcoach industry is not resting on its laurels. Green advancements as they concern bus charter travel continues. For example, in 2010 motorcoaches will be even more fuel efficient in order to comply with new Environmental Protection Agency standards. The industry is already working on design components and emission hardware meant to reduce emissions even more. For example, an engine scheduled for release in 2010 will eliminate most nitrous oxides.



So the next time you are thinking about a long trip with a lot of people think about taking it in a bus.

Another in-line fan for for air moving in round ducts by Tenderall Fan Co. is a high pressure small vaneaxial fan finally resolves the problem of boosting air flow in long ventilation ducts of today's large residential houses.

For a long time the efficient ventilation of remote rooms in the large houses could be done only with two independent air supply sources (like a furnace). Ventilating ductwork in contemporary large houses becomes so long and elaborated that even a high pressure furnace fan couldn't generate enough static pressure to blow through the whole length of such a duct. If you are a federal employee participating in a federal crime investigation or prosecution, you are not subject to the one-year rule for deducting temporary travel expenses. This means that you may be able to deduct travel expenses even if you are away from your primary tax residence for longer than one year.

To qualify for this deduction, the Attorney General must certify that you are traveling for the following purposes:
Traveling performing duties for the Federal Government.
Performing duties for the Federal Government on a temporary duty status.
Providing support services to the Federal Government for the investigation or prosecution of a federal crime.

Local transportation expenses.
Local transportation expenses are expenses incurred while traveling from one work location to another when you are not traveling away from home. They include the cost of transportation by air, rail, bus, taxi, and the cost of using your car. You can choose to use the standard mileage rate to figure your car expenses. The rate for business use of a vehicle for 2007 is 48.5 cents per mile.

Work at two places in a day.
If you perform work at two different locations in a day, whether or not for the same employer, you can generally deduct any travel expenses incurred while traveling between the two locations.

Temporary work location.
You can deduct expenses incurred while traveling between your home and a temporary work location if at least one of the following applies:
The work location is outside the metropolitan area where you live and normally work.
You have at least one regular work location (other than your home) for the same trade or business. (If this applies, the distance between your home and the temporary work location is irrelevant.)

For this purpose, a work location is generally considered temporary if your work there is realistically expected to last (and does in fact last) for less than one year . It is not temporary if your work there is realistically expected to last for longer than 1 year, even if it actually lasts for less than a year . If your work there initially is realistically expected to last for one year or less, but later is realistically expected to last for more than 1 year, the work location is generally considered temporary until the date your realistic expectation changes and indefinite after that date.

Home office.
You can deduct expenses incurred while traveling between your home and workplace, if your home is your principal place of business for the same trade or business. (In this situation, it is irrelevant whether the workplace is temporary or full-time.)

Meals and entertainment.
You may deduct entertainment expenses (including entertainment-related meals) only if they are directly related to the primary conduct of your trade or business. However, the expense only needs to be associated with the active conduct of your trade or business if it directly precedes or follows a substantial and bona fide business-related meeting .

You can deduct only 50% of your business-related meal and entertainment expenses unless the expenses meet certain exceptions. You apply this 50% limit before you apply the 2%-of-adjusted-gross-income limit.

Meals when subject to "hours of service" limits. You can deduct 75% of your business-related meal expenses if you consume the meals during or incident to any period subject to the Department of Transportation's "hours of service" limits. You apply this 75% limit before you apply the 2%-of-adjusted-gross-income limit.

Gift expenses.
You can deduct up to $25 worth of business gifts you offer to an individual during the year. The following items do not count toward the $25 limit:
Identical, widely distributed items of $4 or less that have your name clearly and permanently imprinted.
Signs, racks, and promotional materials to be displayed on the business premises of the recipient.
